Communication – Since we are a small business you deal directly with the Partners and you benefit from this personal service at all times your property is let with us.

Deposit - A deposit in excess of one month's rent is taken from the tenant prior to entry and is not returned until the inventory has been fully checked and any damage assessed.

Detailed Inventory - We draw up a detailed inventory covering every item within property at the start of each tenancy. The tenant is shown into and checked out of the property to assess for any damage except fair wear and tear caused during the tenancy.

Email - We have email, which allows you to contact us from anywhere. Some of our clients are currently living in the Middle East and Far East and this method of communication has proven to be invaluable.

Financial Services – We credit your bank account on a monthly basis with the rental income and provide a Statement of Account each month.

Fire & Furnishings – There are regulations governing what furnishings and what fire safety precautions have to be taken in rented properties and we ensure that you comply with these.

Furnishings - We provide advice on whether to let the property on a furnished or unfurnished basis and what items to include or remove from the property prior to your departure.

Houses in Multiple Occupation - There is new legislation involving any property occupied by 3 or more unrelated people. We can give you advice on this.

Marketing - We use a variety of very successful areas for marketing your property. The ESPC, the Universities, the Hospitals and media advertising can be used. In addition some websites offer free advertising. People looking for available properties are accessing the Internet widely and we can include your property on our web site. We take photographs at no cost to you and use them to market your property.

Property Inspections - These are undertaken twice a year and the Landlord is given a written copy of the report.

References - Tenants are fully vetted with references taken prior to moving into a property.

Rental Agreements - Our documents are constantly reviewed to ensure you have maximum protection afforded by the current legislation. Properties are normally let for a minimum period of 6 months in order to comply with the Short Assured Tenancy Regulations.

Repairs & Maintenance - We deal with all matters of general and emergency maintenance and keep you advised when we can. We have developed a team of reputable trades people that we deal with on a regular basis, which means that we can pass on competitive rates of work to our clients.

Review of Rental Rates - The monthly rental is reviewed on a regular basis to ensure it is set at the correct level.

Safety Checks - It is important that the electrics main circuit, all electrical appliances and gas appliances within your property are safe. We arrange for these safety checks to take place on an annual basis and have the safety certificates issued.

Utilities - The gas, electricity and telephone services will be changed into the name of the tenant at the commencement of the lease. We will also advise the Council Tax Office of any changes.
